RLF is actively searching for a durable Massachusetts farm property or land-control arrangement that can support livestock agriculture, a family residence, responsible improvement, and long-term stewardship.
What we are looking for
The mature farm model currently centers on approximately 25 usable grazing acres plus approximately 30 usable hay acres, with buildings, lanes, handling areas, winter/heavy-use areas, storage, wetlands, buffers, woodland, apiary space, and other nonproductive uses additional.
A single parcel does not need to contain every acre. We are open to a core farm with durable nearby satellite grazing or hay acreage when the logistics and tenure make sense.
Smaller properties may remain viable. Approximately 5–10 usable agricultural acres can be worth evaluating where there is credible recoverable acreage toward the grazing target, compatible expansion potential, or nearby durable acreage.
Tenure matters
Ownership or a credible lease-to-own structure is strongly preferred, but a sufficiently long and secure lease can also support the farm. We are open to long-term arrangements including 10-, 15-, 20-year, or longer/lifetime structures when the rights, economics, succession, and improvement terms are workable.
Short or easily terminated arrangements are much less useful when livestock fencing, water, conservation improvements, organic land history, winter infrastructure, and a family residence depend on continuity.
Functional requirements
Useful opportunities should have practical agricultural access beyond ordinary passenger-car access; livestock and equipment access; a realistic year-round water solution; permission for livestock, poultry, fencing, mobile shelters, apiary use, and appropriate conservation improvements; and enough upland/productive area that wetlands are not being counted as grazing or hay ground.
Existing livestock water systems, perfect fencing, or a finished barn are not required. RLF expects to design systems to fit the property. Recoverable fields and long-term land rehabilitation are acceptable and can be an asset when the property is otherwise suitable.
Residence
A suitable residence for the farm family is a major property requirement. Future build rights can be useful, but an existing practical residential solution is substantially stronger than a property that requires an uncertain future housing project before the farm can function for the household.
